A Disney resort with an Atlantic City boardwalk theme, walking distance to two parks, a pool, carnival games, and nightlife along the waterfront sounds like an easy sell. For most guests, it is. Disney's BoardWalk Villas holds an 8.2 out of 10 rating on AllEars with an 89% recommendation rate across more than 76 reviews. The numbers say people enjoy it.
Then there is the studio room. And the price. And the reviews that are starting to pile up around both.
Over $700 a Night for This
AllEars shared a reader-submitted review from a guest who stayed in a BoardWalk Villas studio in June 2025. The complaint was direct: a small room, a tight bathroom, a single sink, and no privacy curtain between the sleeping area and the toilet. The guest specifically compared the room to Disney's Caribbean Beach Resort, calling it cheaper, bigger, and more private. The stay also included a water outage one afternoon and a response from hotel staff that did not satisfy the reviewer.
The studio was priced at $764 a night.
That is the number that makes every complaint hit harder. A tight bathroom in a budget room is a tradeoff. A tight bathroom in a room that costs over $700 a night is a problem.
The Pattern in Other Disney Reviews
The AllEars review is not alone. Other guests who have reviewed Disney's BoardWalk Villas and BoardWalk Inn independently have described their own frustrations.
One guest described a water-view room that did not match expectations, given how it was presented. Another documented a room that was not ready until 8 p.m. despite arriving earlier, requiring multiple calls while waiting, then a delayed check-in because the keys were not prepared, and a missing personalized welcome screen greeting that regular DVC members expect as part of the experience. A third reviewer praised the housekeeping and maintenance teams but described paper-thin doors that transmitted full conversations from the neighboring room, and a room assignment 275 steps and 46 doors from the nearest elevator, despite the guest requesting proximity to it.
The pattern: guests are not upset about the resort. They are upset about the gap between what over $700 a night implies and what the studio actually delivers.
What Is Also Happening at the Disney Hotel Right Now
Before booking, there are active notices worth knowing. Disney has confirmed refurbishment work in select areas of the BoardWalk Inn through late 2026, with some construction visible and audible during daytime hours. Most resort amenities, including dining, recreation, and merchandise, remain available.
Starting January 11, 2027, through April 2027, Luna Park Pool, the Luna Park Crazy Play Area, and Leaping Horse Libations close for routine maintenance. The Villas Pool and Inn Pool remain open. The Disney Skyliner, which serves the resort, closes for refurbishment January 24 through 30, 2027, with complimentary bus transportation running as an alternative.
What the Resort Actually Offers
In fairness to the property, BoardWalk Villas delivers on location in a way that few Disney resorts can match. Crescent Lake puts guests within walking distance of EPCOT and Hollywood Studios, the boardwalk atmosphere along the waterfront is genuinely distinctive, and the resort as a whole scores well with the majority of guests who stay there.
The studio specifically is a different conversation. Designed for efficiency, it serves solo travelers or couples who use the room as a place to sleep between long park days. The location premium is real, and the amenities outside the room are solid.
But efficient and worth $700 a night are two different standards, and right now the reviews suggest a meaningful number of guests feel the studio does not clear the second bar even when it clears the first.
The Bottom Line That Is Not Actually the Bottom Line
AllEars currently directs guests to read the full review history and weigh the location against the room size before booking. That is solid advice. The overall rating is still strong, and the majority of guests recommend the resort.
The studio complaints are consistent enough to be a pattern rather than a coincidence. And at over $700 a night, consistent complaints about size and value are the kind of thing that deserves more than a footnote in the booking process.
